  •  Real estate consultancy:

We analyze your real estate product from an economic and profitability point of view. Then we propose investment and disinvestment strategies. Let's be clear: both strategies must be explicitly approved by you once you understand all the risks and know all the data.  

  • Our experts in law and taxation will work for you:

Spanish Tax Agency considers a property like capital. This implies that, when your home produces income -for instance when you receive a rental- this income must be declared in the Personal Income Tax (IRPF following Spanish acronym). 

In addition to being taxed by the IRPF, the movable capital may be subject to other taxes, for example, the inheritance tax or the issuance of habitation certificates -whether these correspond to first or second occupancy real estate assets-.

  

  • We are at your side when it comes to renewing or terminating a contract:

The vast majority of contracts have an established termination period when they are signed (the term of the contract usually begins when the parties sign it). Once this is completed, it is necessary to decide whether to renew or finish it. Don't worry, we have both procedures at hand.

A lease contract contains indexes that periodically have to be updated, such as the one that measures inflation (CPI). At the time of writing this text, there is in force, a limit of 2% increase in rents for a three months period.

You must own the property occupancy certificate which is regulated by Decree 141/2012 by the Generalitat of Catalonia- without this document will be impossible to rent, sell or implement a use cession. At Finques Feliu we do all the paperwork for you.

 

  • We guide you when you have to deposit the deposit at the Institut Català del Sòl (INCASOL):


The deposit is a legal obligation of the llogger. The owner receives the money and has the duty to deposit it with the competent autonomous body, which in Catalonia is INCASOL. In all the described process we answer your questions.

  • We assist you throughout the management and liquidation of the Property Transfer Tax (ITP by Spanish acronym):

The ITP has to be paid by the person who acquires the property. Then it is necessary to present the self-assessment (tax model 600) before the Treasury of the autonomous community where the transferred property is located. It has to be paid within 30 working days after the signature of the deed.

  • We facilitate a constant communication between owner and landowner:
